Background

Concentric was retained to review water infiltration occurring at select units in this four (4) storey residential condominium building. As part of our investigation, we completed representative invasive openings in the brick veneer. This investigation concluded that numerous architectural and as built details were contributing to the water infiltration problems.

Approach & Methodology

The Client requested that Concentric prepare tender documents and provide site review and contract administration services to rehabilitate the brick veneer on various elevations of the building. The project involved repointing and repairing of the brick veneer and the application of a brick sealer on the fourth floor. We were retained to prepare tender documents and provide site review and contract administration services to replace the solarium casement windows and upgrade the exterior wall components along the south elevation of the condominium complex. Concentric provided a full range of project management services from condition inspection to site inspection and project coordination.

Key Challenges

Disruption to tenants was minimized using innovative shoring techniques.
