Background
Concentric was retained to undertake the removal and replacement of the exterior precast panel sealant at the hospital's general campus in Ottawa, Ontario.
Approach & Methodology
Concentric's scope of work included:
+ Prior to on site inspections, Concentric reviewed available record drawings as they related to the installation of the exterior sealant.
+ Concentric prepared specifications (NMS format) and construction drawings, detailing the scope of work, general conditions, products and standards and execution of work.
+ Prepared tender documentation, conducted a job showing, reviewed the tenders submitted and recommended contractor selection.
+ Concentric conducted periodic site inspections and monitoring of the contractors' performance and provided the hospital and the contractor with inspection reports.
+ Concentric carried out a final inspection of the work, as well as a follow-up inspection of any outstanding deficiencies as required.
+ Reviewed and recommended applications for progress payments submitted by the contractor.
+ Certified and issued contract payment certificates, including the release of holdback.
+ Certified the work substantially complete and issued a certificate of substantial completion to the contractor.
+ Administrated the warranty following substantial completion, which included the evaluation of potential warranty issues during the warranty period.
Key Challenges
Establishing a standard of acceptance on substrate preparation is essential. If not done very early in the project, the long-term performance of the application may be reduced.
